Abstract:
The article presents the results of a study of the use of strategies for innovative development of energy, resource-efficient residential real estate on the basis of recycling technologies of construction industry waste. The main problematic aspects of the reproduction of residential real estate, a wide range of problematic issues caused by the growth of industrial waste, including the type of activity "Construction" are analyzed. The model of stability of the system "object-habitat" on the basis of synergetic innovative strategy of development of energy-efficient objects of eco-real estate with the use of recycling of construction industry. The article is of practical importance for researchers in the field of sustainable development of residential real estate, graduate students, masters.

Highlights:
- основные направления воспроизводства жилищной недвижимости в РФ в кризисных социально-экономических условиях требуют учета высокой степени износа жилищного фонда на фоне низких темпов замещения выбывающих площадей, а также устойчивой тенденции роста объемов отходов стройиндустрии;
- кризисные процессы в экономике негативно отражаются на российском инвестиционно-строительном комплексе, что подтверждается падением темпов ввода жилых площадей за последние три года и ставит под угрозу реализацию приоритетной государственной задачи по обеспечению граждан доступным жильем;
- в условиях опережающего роста цен на энергоносители величина потребляемой энергии становится основным ценообразующим фактором, предопределяющим высокую стоимость жилья, что предопределяет доминирование подхода оценки эффективности проектов по величине энергопотребления на всех этапа жизненного цикла, включая утилизацию элементов зданий после окончания срока их службы;
- одним из направлений снижения энергозатрат при воспроизводстве объектов недвижимости является оптимальное проектирование и выбор материалов, при строгом анализе эффективности принятых решений на всех стадиях использования материала;
- имеющийся опыт реновации позволяет говорить о ближайшей перспективе активного роста отходов строительства и необходимости управления данным процессом с целью недопустимости регресса состояния окружающей среды;
- инновационная технология рециклинга должна быть ориентированная на решение сразу двух глобальных проблем: экономическая выгода от использования ресурсов и ликвидация загрязнения окружающей среды.
